What it costs to have someone accountable in Miami.
Finding and contacting providers is free and stays free. Membership pays for the work around the work: defining the scope, collecting proposals, scheduling, and keeping the record while you are not in Florida.
Three ways to get anything done on your property.
Every service area below works the same way. You decide how much you want to hand over — and you can change your mind per job, not per contract.

What membership does not include
Network Access
- Coordination, scheduling or follow-up of any work
- Property record, documents and renewal alerts
- A dedicated contact in Miami
Monitor
- Ongoing coordination — Monitor keeps the record, it does not run the work
- Site visits and physical inspections
- Third-party invoices for any job
Assist
- Third-party invoices — provider work is billed separately
- Site visits and physical inspections, priced per visit
- Guaranteed emergency response times
Concierge
- Third-party invoices — provider work is billed separately
- Construction, insurance, leasing and full management — separate agreements
- A guarantee of any independent provider's work
Emergency response depends on provider availability. Membership is not insurance, legal, tax or engineering advice, and it is not a guarantee of any provider’s work.
What owners ask before they pay for anything.
If the directory is free, what am I actually paying for?
Coordination and record-keeping, not access. Browsing providers, reading their qualifications and contacting them yourself stays free on the Network Access plan. What you pay for is someone defining the scope of a job, collecting and comparing proposals, scheduling the work, and keeping every approval and document in one place.
Is the price per property or per account?
The prices on this page are for one property, per month — the work they pay for (the documents, the renewals, the providers, the visits) happens per property and not per person. If you hold several properties, write to us and we will work out the arrangement with you rather than apply a formula from this page.
What changes if I pay annually?
Only the price and the billing cycle: annual billing works out to two months free, and the plans show the resulting monthly-equivalent figure when you switch the toggle. The plan itself — what is included and what is not — is identical either way.
Does membership cover the cost of the work itself?
No, and no plan does. What a provider charges — the repair, the inspection, the cleaning, the professional service — is invoiced by that provider and paid separately. Site visits and physical inspections are also priced per visit. The full list of what each plan leaves out is published on this page, above.
Do I have to commit for a year?
No. Monthly membership can be cancelled any month. After you cancel, the property record, its documents and the history of what was done stay accessible to you in read-only form — you do not lose the paper trail by stopping the service. Full management is the one exception on this site that is not a membership at all: it runs on a separate written agreement, with its own terms, and it is priced case by case rather than from this page.
